A Warm Welcome awaits you at the Kingsview Guest House
The Kingsview Guest House is a Victorian town house built in 1853 and is located within easy walking distance of the heart of this great and beautiful historic city. It is just down the road from the Kings Theatre and less than ten minute's walk from The Castle and Princes Street. The Edinburgh International Conference Centre (EICC) is only six minute's walk away via Edinburgh Quay (the Union Canal Basin). Local Bus services are also frequent and reasonably priced. There are also good taxi services. The Kingsview Guest House has been in the same ownership for over twenty years and your hosts, Aileen and Ruary Muirhead, who have now been running it for over three years, have a wealth of experience having previously owned the Honeypot Guest House and Tearoom (3*) in Crail and the Baytree Guest House (4*) in Kirkcudbright. They are however delighted to be back home in Edinburgh and will offer you a very warm welcome.
Our Services
The Kingsview Guest House operates to 3* standards offering clean comfortable accommodation at a reasonable rate. All rooms have ensuite shower and toilet facilities, digital TV with freeview, courtesy trays, hairdryer and ironing boards The Kingsview is totally non-smoking throughout but for those who do smoke the front garden offers a pleasant retreat. WiFi access is available throughout at no charge.
Our Rooms
All rooms are comfortably equipped and have ensuite (shower and toilet) facilities. All have flatscreen Digital TVs with Freeview, hair dryers, radio alarms, ironing boards and courtesy trays (tea, coffee, hot chocolate, biscuits, etc). Wifi connection is available in the bedrooms as it is in the ground floor dining room. We have eight bedrooms ranging from twin and double to family including one on the ground floor (a double - room 8) which is obviously attractive to anyone with walking disabilities.
Travel
The Kingsview Guest House is open all year. We are classed as a City Centre Guest House and in easy walking distance to most places of interest with Princes Street and the Castle about ten minutes walk away. Dogs are welcome, by prior arrangement, and in fact our "Boss" is Jodie, a Cavalier Kings Charles.

I have just returned from a weekend in Edinburgh and can categorically say I have NEVER seen an accommodation that is in such disrepair!! it is dirty, dangerous and downright disgusting!! The photos are absolutely not a representation of the property by a country mile! There is a young gentleman who also lives in the ground floor room, who appears to be High as a kite morning noon and night!! Im not sure if he in living there to maintain the property for the owners who live in Canada but he is totally unaware of the shocking nature of the whole accommodation!! He was there to “assist” and show us the room codes but stays within the accommodation during your stay - this was not made clear upon the booking nor at any point before our arrival. The property is not secure, back door and patio open from the outside due to disrepair. The hot water did not work.All the bedrooms were filthy, hairs, dust and stained sheets/bloody mattresses greet you in every room along with the damp smell!!
